The contract calls for designing and constructing about 10,000 sq.m. of residential buildings in Fiano Romano, a municipality just outside Rome, on an area of about 20,000 sq.m. of land, behind the A1 motorway.
Constraints on development as well as the relatively flat location made it necessary to opt for building single-family row houses. The design choice was to build an eco-friendly settlement: five two-level building types were identified, each with two façades, private parking connected to the house, hanging garden, and inhabitable mansard, for a total of 105 units, each with a different house/garden slant.
Special care was taken in introducing the new construction into the territory, with a great deal of common and private greenery. The complex is enclosed within a boundary of pine trees, and equipped parks are planned in the lot’s outermost areas. The space between the units is occupied by small common gardens and play and recreation areas, and each home has its own yard and/or hanging garden.
The elements characterizing the units are strongly oriented towards eco-sustainable architecture:
• photovoltaic panels
• thermal solar panels
• garden roofs
• attics in light wooden panels
• continuous, intelligent façades
• wood/concrete walls
• cross-pieces in blocks of natural clay
• ventilate façades in fired brick
• wood floors
• recycled plastic igloo for ground floors
Certification of the project’s eco-friendly choices will be provided by independent authorities in accordance with European protocols (ITACA, GBC-green building challenge, SB100-sustainable building), and will permit a value to be given during the construction. A preliminary sustainability assessment on 130 factors has placed the intervention in a high segment, with an overall score of 685 out of 1000.
